What to look for during a first showing

1. “Size:”

One of the most important things to look out for during a first showing is the size of the home, and figuring out whether the size is suitable to the buyer’s needs. Buyers should find out “how many square feet the house is, how many bedrooms it has, and if the bedrooms are in fact the desired size”. Buyers should also consider whether the kitchen is the right size for their needs, and whether there is the right amount of storage area for them.

2. “Floor plan:”

It is also important to consider the layout of the house. For instance, if the house has an open concept kitchen it’s crucial for the buyer to consider if that is something they would really want. The open concept is quite appealing, but the noise level coming from the kitchen may bother some, which is why it is crucial for buyers to decide if it is right for them. It’s also important to notice any “odd shaped rooms”, as this may become an issue later on when the furniture is placed in the home. If young children or elderly would live in the home, it’s good to think ahead as to which rooms would be theirs, how close these rooms would be to other rooms, or to those who assist them.

3. “Bone structure:”

During a first showing, buyers should familiarize themselves with the condition of the home, and should take notice of any damage done to the home. Buyers need to look out for decaying “decks and porches,” and in some cases, “soft or splintered woods” are signs that the wood is decaying. It’s also important to notice what shape the floors are in, as this will give the buyer an idea as to how much they may need to spend on the floors, or how much work they would need to do prior to moving in. Buyers also need to familiarize themselves with the parking provisions, and decide whether these would be convenient for their needs. Buyers may also want to check if the windows are working properly, make sure they are not broken, “are hard to open, or that they stick”. It’s also a good idea to turn on the faucets, flush the toilets, and turn the heat/air on to see that these things are indeed working properly.

4. “Your instincts:”

The buyers should also take into account how they feel in the house. If they feel a connection to the house and can envision themselves living there, that is generally an indication that the house is right for them.
