Hiring a buyer agent is like having a tour guide at a museum. You are guaranteed to get a lot more out of the experience with a tour guide then without one, because they enhance the experience and make it more valuable. Buyer agents’ make the buying experience more valuable, because they provide “guidance and support” at every step of the process. Here are some of the ways they do so.

1. One of the benefits of hiring a buyer’s agent is that you the buyer won’t have to pay the agent at all, since agents’ get their commission from the listing brokerage. This means that you will receive their guidance and services, free of charge.

Agents’ conduct a comparative market analysis, looking at the cost of properties similar to those the buyer is interested in, to determine whether the prospective properties are priced correctly.

3. Online data that the public has access to can be “dated and unreliable”. The public often doesn’t even get to see the sought after properties because they sell beforehand, and because they don’t even make it on the sites accessible to the public. A buyer agent can provide you with a whole array of new listings that would otherwise not be known to you, since they have access to them before anyone else.

4. A buyer agent also acts as an “emotional filter” during the buying process. Buyers’ often overlook the negatives of a home when they have fallen for it, or try to downplay them, and that’s when agents’ have to act as “the voice of reason” and actually bring these negatives to light. They should not try to convince you to buy at any cost, they should simply provide their expertise in helping you decide what’s best and most fitting for you.

Given that the listing side also has someone whose livelihood depends on negotiating, it is in the buyer’s best interest to have someone who is a professional negotiator on their side as well. It would make sense to hire a buyer agent since it’s their job and responsibility to negotiate in favor of their clients’ to the best of their ability.

7. A buyer agent will also provide you with the best possible services they know of, namely, “lawyers, mortgages, inspectors, appraisers, movers and surveyors” to make the buying process as easy as possible. They should also be able to provide inspection reports and title reports.

One of the best benefits of hiring a buyer agent is that it will save you a lot of time because “looking for a perfect home can be time consuming” for people who are not familiar with the real estate market. Agents’ know how to search for the right properties, and therefore save time, because they know how to distinguish between the properties that are worth seeing, and between the ones that are not.

9. Another reason why it’s wise to hire a buyer agent is that it will “reduce a lot of stress”.

The entire process of finding homes, going to viewings, placing offers, inspections, understanding financing and mortgages can be overwhelming for people who are not in the business. We essentially try to make this whole experience a lot less stressful, and make it fun and memorable instead.

10. Lastly, hiring a buyer agent is beneficial, because their services will be available to you even after the closing date. They will help you accommodate to your new neighborhood, and will try to make the transition as easiest as possible. They will prepare a neighborhood directory, listing all the services and entertainment the neighborhood has to offer, and will in general be available to you if there are any questions or concerns.
