Below, I will discuss why I think it’s a good idea to have an inspection performed either before the listing goes on the market, or before the day of the offer presentation. A pre-inspection is just a standard inspection, “an evaluation of the home’s major systems”, that takes place before any offers are presented. The inspector generates a report in which the condition of the home is disclosed and any issues are discussed.
[/two][two] [/two]A pre-inspection is not a “report of minor deficiencies, a pass or fail report, a predictor of future events, or a to-do list for the vendor”.
1. “SHOWS YOUR HOME IS AN OPEN BOOK”
[two]I advise my clients to get a pre-inspection, because it shows potential buyers that “your house is an open book”. It shows you are upfront about everything and that you are not just trying to swipe any possible problems or complications, under to rug. By having a pre-inspection you are disclosing everything and showing everyone that even in spite of any or all the problems your home may have, you still believe it is priced correctly.
[/two][two] [/two]2. “A FORM OF PROTECTION”
By disclosing everything, you are allowing the buyers to factor any “needed repairs into the offer” and you are allowing them to make an informed decision. In dealing with any problems head on, you are essentially protecting yourself from any possible “claims the buyer” may bring up later on. Issues that don’t come to light during the process and are found out later on often result in lawsuits. Lawsuits can be a time consuming and an emotionally draining process that can often be easily avoided, by simply having a pre-inspection.
3. “ELIMINATES CONDITIONAL OFFERS”
Having a pre-inspection eliminates conditional offers, since the buyers are already aware of the problems the home may and how these problems may be resolved, prior to putting in an offer. It minimizes the chance of a conditional offer, since everything is explained and discussed beforehand.
4. “MAKES THE PROCESS QUICKER”
Having a pre-inspection also speeds up the process, because the buyers are much less likely to have another inspection done if one has already been performed. It will make the whole process quicker with less conflicts and complications.
